Subcontractor Insurance Requirements:

 

All insurance to be carried by Subcontractors shall be issued by a responsible insurance company qualified to do business in the State of California, acceptable to Owner, with a general policyholders rating of at least A and a financial rating of not less than Class “X” as rated in the most current available Best’s Insurance Reports. During the entire term of this Agreement, the Subcontractors, at their sole cost and expense, shall carry and maintain the following coverage with minimum limits as follows:

 

General Liability:  $1,000,000.00 combined single limit, bodily injury and property damage.

$2,000,000.00 Products and Completed Operations Coverage. An Occurrence policy. $2,000,000.00 General Aggregate.

Note: $2,000,000.00 Excess Liability coverage in combination with primary coverage may be needed.

 

Automobile Liability:       $1,000,000.00 covering all automobiles and equipment owned and/or operated by Contractor and/or Subcontractor, their agents and employees.

 

Workers' Compensation: $1,000,000.00

 

The Insurance coverage required must name the Owner as additional insured for ongoing and completed operations and such insurance shall be primary and no other insurance of owner shall be called upon to contribute to a loss. I.S.O. Endorsement #CL 2010 1185 complies with these requirements. Such insurance shall not be cancelled or materially changed without having first given Owner thirty (30) days prior written notice of such cancellation or change.

 

Certificates of insurance with the additional insured endorsement and proof of primary, noncontributory coverage evidencing compliance with these insurance requirements shall be provided to the Owner and General Contractor prior to commencement of any work.
